English abstract:
In order to combine the factors location, capital and project idea in real estate development, it is essential to create a sustainable project which satisfies the needs of all participants. Therefore a large amount of information needs to be evaluated and connected in the correct way during the process of conception. Starting point is location related data, which is reviewed in the analysis of feasibility. The conception of the project is based on this feasibility study. Its final result is a so-called "Design Brief" which is a summary of all relevant basic data and the fundament for the upcoming design. It is followed by the final decision about the future of the project. The Design Brief contains the demanded key elements of the project and is handed out to the planers. Building Information Modeling (BIM) seems to be the right method to generate the Design Brief. It connects the data of the feasibility study with a geometric model and generates new information, which is again used for further analysis. Therefore the project conception and the creation of the Design Brief are the main objects in the BIM model. The aim of this thesis is to develop a system which generates the Design Brief based on the parameters given from the results of the feasibility study. In the first part of the thesis a requirement analysis is created for the application of BIM during the stage of project conception. The structure and functions of all the analysis from the feasibility studies are being reviewed. Furthermore, all ingoing and outgoing quantities and their dependencies among each other are taken under consideration. Based on the demand analysis and under consideration of the technical possibilities of BIM, a requirement profile is generated. Within this part of the thesis, the system for the parametric creation of a design brief from the conception of the project is explained. In the second part of the thesis, a BIM model is designed. After an empirical simulation two Design Briefs are created based on two example projects. Finally, the significance of the results and the suitability of the BIM model are discussed.

German abstract:
Ausgehend von der Grundidee der Projektentwicklung, die Faktoren Standort, Kapital und Projektidee miteinander zu vereinen, gilt es ein möglichst nachhaltiges Projekt zur Zufriedenheit aller Beteiligten zu erstellen. Um das zu erreichen, muss eine große Zahl von Informationen richtig verknüpft und eine feine Abstimmung in der Projektkonzeption getroffen werden. Ausgangspunkt hierfür sind standortspezifische Daten, die in den Analysen der Machbarkeitsstudie bearbeitet werden. Diese Daten beschreiben ein zu suchendes Volumen, das mit einer bestimmten Nutzung in den Marktkontext gestellt wird. Aufbauend auf der Analysetätigkeit erfolgt die Projektkonzeption, deren Ergebnisunterlage eine Zusammenfassung aller relevanten Eckdaten für einen Projektbeschluss beinhalten und Grundlage für den anschließenden Entwurf ist. Sie gewährt Einblick in die geforderte Bestellqualität und wird an die Planer ausgegeben. Für diese Unterlage wird weiters der Begriff "Design Brief" verwendet. Zur Erstellung des Design Briefs bietet sich der Einsatz von Building Information Modeling (BIM) an, indem die Daten aus den Analysen der Projektkonzeption mit einem geometrischen Modell verbunden und daraus Informationen abgeleitet werden, welche wiederum in die Analysen fließen. Somit erfolgt die Projektkonzeption und die Erstellung des Design Briefs als deren Ergebnis in einem BIM Modell. Ziel dieser Diplomarbeit ist die Entwicklung einer Systematik, bei der das Design Brief parametrisch aus den Ergebnissen der Analysen generiert wird. Im ersten Teil der Arbeit wird eine Bedarfsanalyse für den Einsatz von BIM in der Projektkonzeption erstellt. Hier werden Aufbau und Funktion der verschiedenen Analysen aus der Machbarkeitsstudie untersucht. Weiters werden einfließende und ausfließende Größen, sowie deren Abhängigkeiten untereinander identifiziert. Gemäß der Bedarfsanalyse wird im Hinblick auf technische Rahmenbedingungen von BIM ein Anforderungsprofil und somit die Systematik für die parametrische Erstellung eines Design Briefs aus der Projektkonzeption formuliert. Im zweiten Teil der Arbeit wird ein BIM Modell nach der zuvor beschriebenen Systematik exemplarisch aufgesetzt. Anschließend werden in einer empirischen Simulation Design Briefs für zwei Beispielprojekte generiert. Die Aussagekraft der Ergebnisse und die Eignung des BIM Models für die Praxis werden am Ende der Arbeit diskutiert.
